He was great in many ways, including the following: * David was helpful in guiding me through the steps of the condo buying process. He helped to simplify a somewhat complicated procedure. * When viewing units, David was able to spot many finer details which the majority of clients would not notice. He identified components which could result in an unexpected expense in the future. He could also make good estimates of a unit's value based on these details, indicating if a unit is undervalued or overvalued. * David cares about finding a good home for his clients. I’m a lifelong Winnipegger, and I grew up and still live in the St. James area. As a cancer survivor, I intend to bring positivity to every client interaction. My parents, my late father, a former accountant, and my mother, a teacher, instilled in me a strong work ethic, excellent communication skills, and problem-solving abilities.

My career has included tax consulting, technical sales, and project and property management. I founded RONE Properties, managing multi-family properties and renovations. I have extensive experience in technical sales, project management, construction oversight, and working with various government and stakeholders in real estate renovations and development.

I’m very active in the community, and am acting president of Freestyle Manitoba, and have volunteered with St. James A’s baseball as a convenor for AAA and AA provincials. I reside in Heritage with my wife, Michelle, a physical education teacher at a local elementary school. We have two high-achieving children: Rowan, who is graduating from the U of M as a nurse, and Neveah, who is heading to Coker University in South Carolina on a lacrosse scholarship. We also have a miniature pinscher chihuahua named Oliver.

Market conditions, seasonality, and local events can influence the best time to list your home. Generally early spring is the best time to sell, but fall after the September long weekend up until the end of October generally performs fairly well too! Normally summer is slower with winter being the slowest.

Understanding your current market (seller’s or buyer’s) helps in pricing and negotiation.

Be transparent about any known issues or defects with the property.

For Buyers

You need to get pre-approved for a mortgage from a financial institution to understand your budget and financing options. Consult a mortgage broker or a mortgage specialist at your favorite bank.

Research comparable sales to assess the property’s value.

If it’s passed the offer date, then yes, although you will need to understand the seller’s willingness to negotiate on the price. If it’s before the offer date, it could go into multiple bids, so you need to strategize on an effective strategy, while being patient to not overpay for a home.

Clarify which chattels and fixtures, and other items are included in the purchase.

A home inspection helps identify potential issues before finalizing the purchase. You should ALWAYS consider getting a home inspection wherever possible.

Understand the various costs associated with closing the transaction. Generally you can budget 2% of gross purchase price which should cover all closing costs including land transfer taxes, registration of title, lawyer fees, title insurance, etc.
